New Asia Property was set up by Tony Picon, previously Managing Director of Colliers International in Myanmar, who starting operating Colliers in Myanmar in 2011 where he was responsible for the first ever Yangon property research reports. Tony built up a strong research & consultancy team that still leads the market. Tony Picon also wrote the first ever Vientiane, Laos reports and worked in Thailand and Vietnam as well as having knowledge and extensive contacts in Cambodia and Bangladesh.

Scope of Services

 

  1. Portfolio and Myanmar market analysis

    Compile and analyze current real estate assets held by company and individuals (hotels, land, industrial, housing, retail etc.)

    Identifying best land use strategies for existing or future empty/unused plots.

    Monitor research for relevant sectors to support analysis and forecast future trends.

    Provide updated social and economic data to support decision making.

    Develop and maintain an up-to-date overview on current legislation, regulations and market practice that could effect existing  assets and future developments.

 

  1. Asset evaluation and strategy

    Prepare strategy for usage of real estate assets such as redevelopment and positioning in market, disposal, short to mid-term lease, JV structure with other investors or continuation of current use.

    Provide high-level feasibility analysis of current and potential future assets.

    Develop strategies for improving financial performance of existing assets.

    Advise on positioning assets for either disposal or JV structures and help to find investors and negotiate.

 

  1. Planning and execution of strategy

    Support third-party valuations for purposes of financing options, divestment or JV structures.

    Assistance with approval from various government organizations such as MIC, MOC and YCDC.

    Provide leasing evaluation and brokerage services for particular income producing assets such as apartments for lease, industrial land or commercial space.

    Guidance and negotiation on third-party services such as architecture, structural surveys and property management consultancy.

    Assist writing contracts, RFPs, leasing documents, investment memorandum and liaison with legal representatives regarding documentation.

    Monitoring and evaluation of development progress and adjustments to strategy based on market changes.

 

  1. Marketing and brand awareness

    Establish positive and fruitful relations with potential partners both within Myanmar and in the region by contacting directly or through chamber membership, conferences and events including speaking/panel roles.

    Assist in developing better marketing / brand identity suitable to international norms including English language improvement.

    Provide positive marketing collaterals and internal focus on proactive sales approach. Create marketing budget for effective promotion.

    Establish strong local and regional press relationships to ensure good coverage. Write press releases relating to company efforts.
